We require detailed written references and identification documents, including employer and landlord references, bank statements, utility bills, photo id, and social welfare confirmation (if rent supplement applicant). No applicant will be recommended to you as approved until all questions are answered to our satisfaction.
When you are satisfied with our recommendation of tenants we will arrange for the preparation of all the necessary regulatory documentation including drafting of the lease agreements, PRTB registration forms, standing order mandates and schedule of condition of the property.
We will arrange for the execution of the tenancy agreement, payment of the first month’s rent and an appropriate security deposit. We will ensure your tenant signs the appropriate standing order mandate and is made aware of their responsibility to fill in, copy and send to you the completed schedule of condition of your property.
At that stage once funds have been lodged to our client account we will make appropriate transfer of client funds to your previously nominated bank account.
We will arrange for readings to be taken of the electricity and gas utility accounts only. We will ensure to notify these utility companies requesting that the relevant accounts are transferred into your new tenant’s names.
If you have any other utility accounts in addition to the above e.g. eircom, sky, or ntl you as landlord are responsible for cancelling any accounts from these utilities or any others which are in either your name or your previous tenant’s name. These service providers will only deal with the account holder or property owner.
We will collate and post to you copies of all your tenants references and contact information, including tenants signed standing order mandates, leases, and completed PRTB registration form.
