Why we request tenant references
As lettings agents, WEB Lettings act as the middleman between tenants (that's YOU!) and the landlord they have not yet met. We generally do not know the prospective tenant and therefore cannot vouch for their credibility to the landlord. Consequently, before we can give the property's keys to anyone, we must undertake an assessment to determine their suitability for the property. This is completed through obtaining references provided by tenants. Reputable, fully verified references, are quite simply essential in order for us to qualify a prospective tenant's personal and financial capabilities in relation to renting the property trouble free.
A tenant who wishes to abuse the law - can retain possession of a property without paying rent for several months after having moved in under false pretences. Naturally, we don't wish for our landlord clients to be the victims of such tenants - it's not good for our business or our reputation! If tenants cannot provide valid references, we will be unable to arrange a lease agreement with them.
